Real Estate Experience

Engaged exclusively in the valuation of real property in Houston/Galveston, Texas area and throughout the South Central United States since January 1981. Has served as an independent fee appraiser and a staff appraiser with various national and local appraisal firms. Since 1990, the owner of the appraisal and consulting firm, Paul Smith & Associates. Testified as an expert witness in real property in Federal District Court and as a real estate appraisal expert in various ad valorem tax appeal proceedings and special commissioner's hearings.

Has experience on most types of real estate including major office buildings, hotels, marinas, subdivisions, all classes of shopping centers, single and multifamily residential, residential and office condominiums, interval ownership resorts, medical clinics, warehouses, industrial buildings, banks, retail buildings restaurants, special purpose properties, and others.

Has conducted appraisals for leased fee, leasehold, and sub-leasehold interests, condemnation proceedings including whole and partial acquisitions, feasibility analysis, market studies, demand analysis, and investment analysis.

Has prepared appraisal reports for banks, savings and loan associations, credit unions, insurance companies, pension funds, mortgage companies, estates, attorneys, real estate development firms, governmental agencies, and individuals.

Also completed CCIM Course 101 offered by the Realtors National Marketing Institute, and has attended numerous seminars on real estate appraisal, brokerage, and consulting including: Eminent Domain Seminar, Art of Real Estate Counseling, Fundamental of Real Estate Investment and Taxation; Practical Real Estate Principles; Limited Residential Appraisals; Reviewing Complex Residential Appraisals; Internet Search Strategies; FHA Appraiser Training; and Appraisal Technology.
